Move in Date and Time
(PLEASE NOTE: Renewal tenants, or tenants who are moving in with a renewal group do NOT apply to this move-in procedure. We will e-mail you a different procedure.)

Your move in date is scheduled for August 23, 2008. The unit will be open at 10:00 am on this date. KEYS can be acquired at this time inside the unit. Please do not plan on arriving earlier in the day since their will be numerous activities going on in the AM. This established move in date is the absolute latest that the unit will be available. Work-for-Rent early move in program participants will move in early. That date will be established and posted on this website. However, we must give our cleaning, and repair crews, ample time to complete any unexpected tasks, if needed. If your unit is finished early and is ready for move in, it will be posted on the Manning Properties website. This site will be updated weekly starting July 12, 2008, then updated daily starting August 3, 2008 . Make sure you click the reload/refresh button on your browser to get the latest information on that site. Requests for early move in can be done via email (best way). The “Townhome Unit Move-In” chart will look like the one below:

PLEASE READ ALL THE INFORMATION BELOW:

Mandatory Tenant Meeting
There will be a mandatory tenant meeting in your unit with the landlord on Sunday, August 24 sometime between 4:00pm - 8:30pm in your townhome unit. Your exact meeting time will be posted in your unit when you move in. The meeting will only take about 20 minutes. Everyone must attend! This includes tenants who currently live in the unit and have a few new roommates moving in. Please make plans to be available during this time. The topics of discussion will be (1) Damage reports collected (2) Parking passes and mailbox keys (3) General care and operation of the unit (this is very important). (4) All questions/concerns can be answered at this time. It would be helpful that you save all of your non-emergency type questions for this meeting.

 Mail
Please insure that you notify the post office of your new address.  A change of address form can be obtained from the post office in Kent, or you can fill out the change of address form online at www.usps.com.  Do not have your mail forwarded before the move in date.  Your mailing address is on your lease agreement.  Mailbox keys will be given to you at the mandatory tenant meeting.

 Utility Changeover
There are 5 different companies you will have to deal with before you move in.  It is suggested that each tenant take one bill into their name.  Please coordinate with your roommates immediately to decide how you will handle this.  Some of these companies can be backed up for 2 to 3 weeks so don't wait past the first of August to contact these companies! (The transfer of service date that you should tell the utility companies is August 23, 2008).  It is the tenant's responsibility to transfer utilities into their name.  Failure to do so will result in loss of utilities during move in.  Please use the recommended attached list of service providers to order utilities, or contact the vendor of your choice:

 Utility and Service Companies

1. First Energy ( Ohio Edison Electric) – You can go to their website to order new service ( www.firstenergycorp.com ). Go to “customer care” link, then “move in” link. On the application, the Energy Usage choices should reflect the water heater and heat as GAS operated. Everything else either N/A or electric. Service start date should be 8/23.

2. Dominion East Ohio (Gas) –800-362-7557. Service start date should be 8/23. They need 7-day minimum notice to schedule start of service. https://www.dom.com/customer/moving.jsp

3. City of Kent Water Depart. -330-678-8102. Service start date should be 8/23.

4. Phone (Optional) – There are different local and long distance phone providers in the area. One of the most popular is Alltel ( www.alltel.com ). You may choose whichever provider you like. Please take note that phone service connection in a college town in August is almost always backed up 3-4 weeks. Call on this early.

5. Cable & Internet (Optional )- There are different cable television providers in the area. One of the most popular is Time Warner (www.timewarnercable.com). They offer Road Runner High Speed Internet also. The most popluar form of Internet service in the townhomes is wireless. They can set you up with a wireless router with excellent speeds and signal strength for a reasonable price. The Kent office phone number is (800) 821-7250. You may choose whichever provider you like. Please take note that Internet & cable service connection in a college town in August is almost always backed up 3-4 weeks. Call on this early. Note: There are some very popular Cable/Internet service provider combinations that can save you money on your Cable and High Speed Internet.

Portage County water Resources Sewage and Recycling – There is nothing you need to do here. This bill will automatically come to you every 3 months ($107.15 for 3 months).
