ATTENTION: Tenants – VERY Important move out information.  READ CAREFULLY!

  Please make note of the following, they are very important.  Failure to follow these instructions carefully could result in loss or delay of security deposit.

  Move Out Date

Leases expire on _August 15, 2012 at 12 noon.  Please make arrangements to adhere to the deadline.  It is necessary that the place is completely empty on this deadline.  Please insure that ALL items, including those wishing to be discarded are removed from the townhome. (i.e. Do not leave old furniture, etc..).  You will be charged for removal of debris.  Please note that if you moved in early last fall your move out date has been amended. 

  Condition of Unit

The unit should be in the condition it was in when you moved in.  If you participated inthe Work-for-Rent program, then the condition of your unti should be in the same condition as it was AFTER you cleaned it. Your unit was in very good condition upon move in after you were paid to clean it.  Please refer to the Security Deposit Refund Information page I have enclosed.  This can also be found in your leases.  Use this page as a checklist for move out and make sure that all items are taken care of.  I will use this as a reference when checking the place.  If you have any questions about the condition of an item, I can provide you photos of your unit.

Cable/Internet Disconnection

VERY IMPORTANT! Please make sure you disconnect your cable and Internet service and retuirn all equipment as directed by the respective companies. You are completely responsible for all disconnection and return of any equipment to the appropriate provider. We ask that you call 3 weeks in advnace of yoru move out to setup the disconnect date. This gives incoming tenants a chance to schedule a connection date upon there move in. Time Warner Cable is usually backed up 2-3 weeks for connections so please make arrangements early.

Mail delivery

Please insure that you fill out a change of address form at the post office prior to your move out date so that your mail is automatically forwarded to you.  I cannot guarantee that the new tenants will hold your mail for you so I suggest you make sure this is taken care of. A quick 30 second visit to www.usps.gov website will allow you to fill out an online change of address form.

  Keys

Make sure all KEYS have been returned.  Please put these in an envelope with your name clearly labeled on the envelope, and leave them on the kitchen counter next to the stove before you leave or mail them to me.  There will be a charge to each tenant that does not return a key and a major charge by the post office for an un-returned mailbox keys.

  Security Deposits

Each tenant should provide me with an address for which to mail security deposits.  If no address is provided, I will mail your security deposits to the address on your original lease.  Security Deposits will be mailed within 30 days following the termination of the lease.  If the above guidelines are followed, you can expect your security deposit much sooner.  Items that may be deducted from the security deposits include cleaning charges, damage charges, unpaid utilities, loss of keys, and failure to follow the guidelines in this letter.

  Early Move Out
If your unit will be unoccupied prior to your move out date, please inform me immediately. DO NOT disconnect the utilities until we have talked about an alternate move out date. Early move out can result in leniency on damages for minor repairs and cleaning. IN addition, you will be allowed to disconnect utilities early (saving you $$). ALL tenants must be vacant and completely moved out for this to be considered an “early move out” and for utilities to be disconnected. Please inform us of your move out date if it is sooner than the lease expiration date. We only need to know the date that the last tenant residing there is leaving. Even if it is only a few days early, please inform us of this so we can get in there early.

MANNING PROPERTIES SECURITY DEPOSIT REFUND INFORMATION

  EACH ITEM ON THIS LIST MUST BE COMPLETED TO THE OWNER'S APPROVAL BEFORE THE REFUNDING OF ANY AMOUNT OF THE TENANT'S SECURITY DEPOSIT.

q       Clean entire unit of any dirt and debris including walls and doors. Do not leave any items in the unit when you move out.

q       Vacuum your bedroom and remove any thumbtacks or nails from the walls. Do not attempt to spackle or fill in holes as you may cause extra work (and charges) for my repair crew.

q       Clean microwave exterior and interior. There is a $25 cleaning charge for not leaving the microwave in acceptable condition.

q       Clean range, broiler pan, and entire interior of oven including racks. We suggest using oven cleaner.  There will be a $50 charge for not leaving the range and oven in acceptable condition.

q       Refrigerator- defrost and clean under and behind unit.  Clean all racks and shelves, insure that light bulb is working. Do not remove any portion of the refrigerator such as crispers, butter dish, or ice cube trays.  Leave the refrigerator doors open and unplug the appliance from the wall outlet.  There will be a $50 charge for not leaving the refrigerator in acceptable condition.

q       Washer and dryer must be clean of any dirt or soap debris.  Remove debris from between and behind the washer and dryer.  There will be a $35 charge for not leaving the washer and dryer in acceptable condition.

q       Cabinets emptied and clean interior and exterior.  There will be a $35 charge for not leaving the kitchen cabinets in acceptable condition.

q  Remove all debris from the front and back yards. Leaving any items (old grills, lawn furniture, etc..) will assess a $40 charge for removal and disposal.

q       Flooring in kitchen and bathrooms must be swept and cleaned including all corners and baseboards.  There will be a $50 charge for not leaving the tile floors in the kitchen and baths in acceptable condition.

q       Carpet was received in clean condition and must be maintained to that condition. Damage and/or carpet cleaning costs may be assessed to tenant(s) dependant on type of damage or condition.

q       Bathrooms- Bathtubs, floors, counters, mirrors and cabinets must be cleaned.  There will be a $25 per item charge (bathtub, sink, cabinet in each bathroom) for items not left in acceptable condition.

q       Windows- windows, window tracks and sills must be cleaned all screens must be present and in proper condition.  There will be a $5 charge per window for cleaning.

q       Mini-Blinds in proper working condition.  Most mini blinds were brand new in all units. 

q       Keys-All keys must be returned to owner on the day of vacancy. Failure to do so will result in the charge.  Leave keys in an envelope with your name and put in kitchen cabinet next to the stove.  Charge for lost key is $25.  Charge for lost mailbox key is $50.

q       Provide the owner with an address to return the individual deposit money, ONLY if different than the address on your lease.

q       Upon vacating, arrangements must be made with the Post Office for the forwarding of mail.  This will not be the responsibility of the owner or remaining/new tenants.
