When will we receive information about our move in?
Move in information will be provided in a packet that is mailed out over the summer. The packet will contain all of the information you will need to make the move n process go smoothly. If you still have a question after receiving the packet, then check this FAQ. If you still can't find the answer, feel free to e-mail us. Packets will be sent to the home address listed on the lease. |
When will receive parking passes for our cars?
Parking passes will be handled by Century 21 Wilbur Realty, the property managers. You can obtain a parking pass at their realty office in Kent (located on Main St.). We have repairs that are needed. They aren't emergencies , but when can we expect them to be done?
Repairs are done in a prioritized order. All repairs have been recorded and will be done in a timely matter with the more pressing items being done first. E-mailing is the best way to contact us, but your call is also welcome. upon move-in, please save all non-emergency repair requests for the TENANT MEETING scheudled for the Sunday before classes start. |
We want to move in early. Are we allowed an earlier move in date?
Since repairs and maintenance have to be done in the units in a short period of time between tenants, it may not be possible to accommodate an early move in. Please check the early move in web page for exact details. That page will be updated daily as the move in time draws closer. Make sure you reload/refresh your browser page every time you visit your units page. It is a common mistake to view old information that is stored in your browsers cache. |
What utilities are we responsible for and how to we go about changing them over to our name?
The tenants are responsible for the gas, electric, water, and sewage bill. Phone and cable are also the tenants responsibility if they so choose to have these services. Details on how these utilities can be transferred to the tenants names and avoiding costly connection fees will be outlined in your summer move in packets, or on our MOVE-IN information page. The sewage bill is the only bill that does not get put into tenants' name. Tenants are still responsible for the sewage bill which comes every three months. |
Our lease on our current place expires at the end of July. Can we move our stuff into an open room of our new townhome for the 25 days prior to our move in, even if we don't live there?
Since there are tenants currently living in the townhomes, it is not be possible to move your stuff in early. Other options are to move your stuff into a temporary storage unit. There are some conveniently located in Kent nearby the townhomes. Check the phone directory for locations and cost. |
How do we go about renting a unit from Manning Properties, Ltd.?

How much do utilities generally run per month?
With 5 people living in a unit, the utilities are split up 5 ways. Gas is typically $45 on average (higher in winter, lower in summer). Electric is typically $75 on average. Water is typically $40 on average, and sewage is $25. If you add on cable (approx. $30) and basic phone (approx. $30), you get a total of about $50 per person per month. |
Can I use a credit card to pay for my rent?
At this time we are not equipped to take credit cards for payment on rent. Personal checks, cashiers checks, and money orders are the only form of payment acceptable. |
What is our actual unit postal address?
The postal address for the unit is the same as the one noted on the lease. Since these Townhomes are considered individual units and not apartments, the actual street number and name are the mailing address. For example, unit 1831 on Aries would have a postal address 1831 Aries Court, Kent, OH 44240. Address' should never reference University Townhomes as your unit is considered a house on a city street.. |
Do we have to pay the early move in fee if we participate in the Work for Rent Program?
No. Participants in the Work for Rent Program do not have to pay the early move in fee. Move in date will be determined on the expected date of completed work on their unit, some of which will be the work they do. Check the Move In Schedule for details. |
